Most Bengaluru apartments now use gypsum in living and bedrooms because it is quick to install and finishes neatly. POP still makes sense for curved or very detailed designs. PVC is cheapest and handles moisture, so it suits utility and bathroom ceilings.
How to estimate your area
Measure the ceiling you actually want covered, not the room's floor plan. Many designs only cover a border or the centre of the room, which can halve the area. A typical 2 BHK covers about 400–450 sq ft across the living room and bedrooms.
What is usually not in the per sq ft rate
- Light fittings and fans (the rate covers the cut-outs, not the fixtures)
- Cove LED strips and drivers, if you want them
- Painting the ceiling after installation, in some quotes
- Moving existing electrical points
Questions to ask the contractor
- Which board brand and thickness? Ask for moisture-resistant board near kitchens.
- Is the framing galvanised steel, and what is the channel spacing?
- Who handles the electrical work for lights, and is it priced separately?
- How long before painting? POP needs more drying time than gypsum.
